MLS Export CMA

Your MLS export is a list of comps. ListLogic turns it into the pricing conversation.

Export comps from Matrix, Flexmls, or Bright — or any MLS CSV/TXT — and turn them into an interactive price × odds × supply story for the listing appointment. No live MLS feed, no vendor contract.

The export isn't the problem. The spreadsheet is.

Agents export MLS data into Excel every week, then hand-build a CMA that still just shows comps. ListLogic maps your export's columns and builds the decision: what happens to the seller's odds at every list price, against the supply a buyer actually cross-shops.

How to create a CMA from an MLS export (Matrix, Flexmls, Bright)

These steps work with the export you already know how to pull. No live feed, no integration queue, no waiting on your MLS to approve anything.

  • Export comps from your MLS

Run the comp search you'd normally use for a CMA in Matrix, Flexmls, Bright, or any system with a CSV/TXT export.

  • Upload the file (or Search instead)

Drag the CSV/TXT into ListLogic. No file handy? Search the market by address and filters instead.

  • Confirm the column mapping

ListLogic proposes how Beds, Sq Ft, MLS #, and Close Price map to your headers. You confirm with sample rows before anything is generated.

  • Review the competitive set

See the homes a buyer would genuinely cross-shop — custom-fit to the subject property, not city-wide averages.

  • Run the pricing story

Live price × odds × supply: odds of selling at each price, days-on-market pressure, and the inventory a buyer cross-shops.

  • Print or send the flipbook

One click produces the seller leave-behind and listing flipbook — the same story, formatted for the fridge or your binder.

Any MLS, any export — no live feed required

ListLogic is not a live MLS feed. The data path is Search or Upload, so it works with any MLS without vendor approval or a data contract.

Option A — Search

Nationwide market builder

Enter the address, set price/beds/baths/sqft filters, optionally draw a map boundary. ListLogic builds the competitive set and market cut for that home — no file needed.

Option B — Upload

Any MLS CSV / TXT

Export comps from Matrix, RESO-style files, or everyday headers (Beds, Sq Ft, MLS #, Close Price). ListLogic maps columns and shows the mapping with sample rows before generating.

MLS export in Excel vs. a ListLogic pricing story

The export gives you the raw material. The difference shows up in the appointment.

Why "works with any MLS" matters

Not every agent is locked to one MLS. The ones who aren't are the ones this matters to most.

The multi-MLS agent

One standard, every market

Broker under two MLSs? Selling a condo in one city and a ranch in another? Upload each MLS export and run the same presentation standard everywhere.

The soft market

Rising inventory, stale listings

When months of supply climbs, pricing errors get expensive. ListLogic surfaces price cuts and DOM pressure from your own export — so you bring the problem, not the problem arriving after a 30-day stale listing.

The portal anchor

"Zillow says $X"

A spreadsheet doesn't rebut a portal number. ListLogic gives the seller an interactive story: their competitive set, odds at each price, and the new supply coming. The trade-off replaces the argument.

The office standard

Consistency across agents

Shared branding, seat pricing, and a 30-minute lunch-and-learn. Listing appointments stop being improv — they become a repeatable pricing conversation.

Fair questions, honest answers

Can I upload my MLS export instead of using a live feed?

Yes — that's the whole point. ListLogic does not connect to any live MLS feed. You export comps from your MLS, upload the file, and ListLogic maps the columns. No vendor approval, no data contract.

How do I create a CMA from a Matrix export?

In Matrix, run your comp search and export to CSV or TXT (the exact menu label varies by MLS). Upload that file to ListLogic, confirm the column mapping, and generate. ListLogic builds the competitive set and price × odds × supply story from your own data.

Does ListLogic work with Flexmls, Bright, and RESO-style files?

Yes. ListLogic accepts common CSV/TXT exports and maps synonyms for the headers you'd see in Flexmls, Bright, and RESO-style files. You confirm the mapping with sample rows before generating, so you stay in control of what each column means.

What file formats can I upload?

CSV and TXT exports are the standard. If your MLS only exports to Excel (.xlsx), save the sheet as CSV and upload that. Matrix, RESO-style, and everyday headers are mapped; you confirm the mapping before generating.

Is ListLogic a live MLS feed?

No. ListLogic is not a live MLS feed and does not connect to your MLS's data service. The data path is Search on any market or Upload your own export — which is why it works with any MLS without vendor approval.

What does it cost?
